How It Works

Cleaning That Protects the Wood

A standard wet mop pushes water into seams and edges, which is exactly what warps hardwood over time in a humid climate. The floor is assessed and pretested first, then cleaned with Stanley Steemer's cleaning solution and a high-speed rotary brush, without oversaturating the wood.

  • Floor type assessment before any cleaning solution touches the wood
  • A process built to avoid soaking seams and edges
  • An optional maintenance coat for an even sheen between cleanings

Hardwood Floors in South Florida

Wood floors here deal with humidity, sand and pets more than most.

Humidity and Movement

Wood swells and shrinks with humidity. Keep the AC running when you are away and wipe up water right away, especially near doors to the pool or the patio.

Sand Scratches

Sand tracked in from outside scratches the finish. Mats at the doors and regular dry dusting protect the finish between cleanings.

Wet Mops and Steam

Soaking a wood floor or steaming it pushes water into the seams. A damp, well-wrung mop with a cleaner made for wood is safer.

Pets and Traffic Paths

Pet nails and daily traffic wear paths into the finish first. A maintenance coat after cleaning helps protect those areas. Rugs over the wood? Add carpet and rug cleaning.

  4. Cleaning Versus Refinishing
  5. Habits That Protect It

Know Your Finish

Most wood floors installed in the last few decades have a polyurethane surface finish; older floors may have a penetrating oil or wax finish. Surface finishes are cleaned with a damp mop and a wood floor cleaner. Wax finishes should not be wet-mopped at all. If you are not sure, put a drop of water on a worn spot: if it beads, the finish is still sealing the wood.

Solid and Engineered Wood

Solid hardwood is one piece of wood; engineered wood has a real wood top layer over plywood. Both are cleaned the same way, but engineered floors have less wood to sand later, so protecting the finish matters more. Tell the office which you have when you book.

What Dulls a Wood Floor

Sand and grit scratch the finish. Spray mops and the wrong cleaners leave a film that looks dull and holds dirt. Water left standing near doors and sinks soaks into the seams. Pet nails and chair legs wear paths into the finish first.

Cleaning Versus Refinishing

Cleaning removes the dirt and residue sitting on the finish and can be followed by a maintenance coat. Refinishing sands the finish off and puts a new one on. If the finish is worn through to bare wood, cleaning alone will not fix it.

Habits That Protect It

Felt pads under furniture, mats at every door, a dry dust mop several times a week, and a damp mop with a wood cleaner when needed. Keep the AC running when you are away so humidity does not swing.

Wood Floor FAQs

Questions About Wood Floor Cleaning

Anything else? Call (888) 700-4894 and the office will answer it.

Yes. We identify the floor type first and adjust the moisture level and method accordingly so the finish and seams stay protected.

Our process is low-moisture by design, built specifically to avoid the warping and seam damage that a standard wet mop or rental machine can cause.

Most South Florida homes benefit from a professional deep clean once or twice a year, since humidity accelerates how fast dust and grime build up in the finish.

Yes, with a method matched to that flooring type so moisture never becomes a problem at the seams.

No. Refinishing sands the finish off. This cleaning leaves the finish in place and removes the dirt above it, with an optional maintenance coat.

Yes. Tell us it is engineered when you book so the technician knows what to expect.

Dry dust or vacuum with a soft head, then use a cleaner made for wood with a damp, well-wrung mop. Skip steam mops, vinegar and oil soaps, which can dull or damage the finish.

A pH-neutral cleaner made for finished wood floors, on a damp, well-wrung microfiber mop. If your flooring maker names a cleaner, use that one.

Steam mops, vinegar, ammonia, bleach, oil soaps and wax on a polyurethane finish, and never a soaking-wet mop. They dull the finish, leave residue or push water into the seams.

A drop in a bucket will not hurt a sealed floor now and then, but soap leaves a film that dulls the finish and holds dirt. A cleaner made for wood rinses cleaner.
