How It Works

Acid Etches Marble, Travertine and Terrazzo

Marble, travertine, limestone and terrazzo are calcium based, which means acid dissolves them on contact. Most supermarket tile and grout cleaners are acidic, and a single mopping with the wrong product leaves dull patches that look like stains but are surface damage. Granite is harder and less reactive, but it still stains if it is not sealed. If you do not know what your floor is, say so when you book.

Marble and Stone Care, Step by Step

What dulls stone, what the visit covers, and how to get the floor ready.

  • Rings or etch marks from drinks, citrus or cleaners
  • Dark grout lines between stone tiles
  • Water that soaks in instead of beading up
  • Shower stone with hard water or soap film

How the Cleaning Works

  • The method depends on the stone: marble and travertine are not treated like granite
  • It is cleaned with a stone-safe method
  • Polishing brings back the shine where it has dulled
  • Sealing protects it once it is clean

Before We Arrive

  • Tell us which stone it is if you know
  • Clear rugs and small furniture off the floor
  • Point out etch marks and chips before the work
  • Keep foot traffic off until it is dry
South Florida

Marble and Stone in South Florida

Natural stone is common here, and so are the things that dull it.

Older Condos and Marble Floors

Marble and travertine floors are common in older condos and homes across the region. They look like tile, but they react to acid in a way tile does not.

Citrus, Wine and Bathroom Cleaners

Lemon, vinegar, wine and most bathroom cleaners are acidic. On marble and travertine they leave dull rings and etch marks that cleaning alone does not remove; polishing can.

Sand Underfoot

Sand works like sandpaper on a polished floor. Mats at the doors to the pool and the beach do more for a marble floor than anything else.

Showers and Hard Water

Shower stone collects soap film and mineral deposits. Use a cleaner made for stone, squeegee after showers, and keep the grout between stone tiles sealed; see tile and grout cleaning.

Etching Versus Staining

An etch is a dull spot where an acid has eaten into the polished surface; it looks like a water mark that will not wipe off. A stain is something that soaked into the stone and darkened it. Etches are polished out; stains are drawn out. Knowing which you have tells you what the floor needs.

Marble, Travertine and Granite

Marble and travertine are calcium-based and react to acids. Travertine also has natural holes that are filled when it is installed, and those fills can wear out. Granite is harder and resists acid, but it still needs sealing because it can absorb oils.

What Polishing Does

Polishing smooths the surface of the stone itself so it reflects light again. It removes light scratches and etching and brings back the shine on worn traffic paths. Deep scratches and chips need more than polishing.

Sealing

A penetrating sealer slows how fast spills soak in, which gives you time to wipe them up. It does not stop acid from etching marble. Reseal on the schedule your stone needs, usually every year or two on floors and more often on counters.

Daily Care

Dust mop often, wipe spills right away, use coasters and trays in kitchens and baths, and clean with a pH-neutral stone cleaner. Mats at the doors keep sand off the floor.

What Customers Say About This Work

"The team was on time and did a great job getting a few mystery stains out of the couch that I could not resolve myself. When I saw what a great job they did I asked them to try one line of grout because I had been told by another company that it couldn’t come clean. He had it spotless in seconds. I will be calling for another appointment right away! Thank you!"

"Experienced, knowledgeable, thorough & meticulous the words I would use to describe Mark’s efforts to turn my gray grout back to the way it was when I bought it three years ago. I wish I could show you the before and after, but this is the after, I’m very happy."

Questions About Natural Stone Cleaning

Anything else? Call (888) 700-4894 and the office will answer it.

If they are soil, they clean out. If they are etching from an acidic cleaner, that is physical damage to the stone surface, and cleaning will not lift it. Etch marks usually look dull and slightly rough, while a stain is a color change in a smooth surface.

Completely. Travertine is porous and calcium based, so it absorbs stains and reacts to acid. Acidic tile cleaners etch it, and it benefits a lot more from sealing than porcelain does.

Terrazzo is marble chips set in cement, so acid etches it the same way it etches marble. It is common in older South Florida homes, and dull terrazzo is often old wax and mop residue rather than worn stone. Mention terrazzo when you book.

Usually worth it on porous stone like travertine and limestone. On dense polished granite it matters less. If you are not sure which you have, say so when you book.

Yes. Granite, marble and travertine are cleaned, polished and sealed. Tell us which you have when you book.

A pH-neutral cleaner made for stone. Vinegar, lemon and most bathroom cleaners are acidic and etch marble and travertine.

Cleaning removes dirt from the surface. Polishing restores the shine on stone that has dulled or etched. Most marble floors with etch marks need both, followed by sealing.

Vinegar, lemon, bleach, ammonia, abrasive powders and general tile cleaners. Acids etch marble and abrasives scratch the polish.

It depends on how deep the dulling goes. Light dullness and etching can be polished out of the stone itself; waxes and topical shine products sit on top, wear off and can make the floor slippery.

It is not a good idea. Baking soda is mildly abrasive and can scratch a polished surface, and it does not restore the shine the way polishing does.

Clean it with a stone-safe method, polish out the dull and etched areas, then seal it. Granite, marble and travertine are cleaned, polished and sealed in your home.

It is priced by the area and by how much polishing the stone needs. Tell the office the size and condition of the floor and the price is confirmed before the visit.
